New Ann Arbor Nature Area

Hey all you lovers of the great outdoors - Ann Arbor has a new 5 acre nature area! Complete with trails, benches, and wild life agreeable plantings. All approved by the National Wildlife Federation. What better way to un-wind than by hitting the trails shaded by lush hardwoods while being serenaded by a Cardinal or a Robin. Hardworking volunteers working with Northside Associated Ministries created the space over the past months at 1679 Broadway.

This oasis in the city of Ann Arbor was officially opened to the public after a grand-opening ceremony on the weekend of May 2, that was attended by the honorable Mayor John Hieftje and other local officials. I have checked this little piece of paradise out myself and it is beautiful. I encourage you to check it out for yourself as well. I know we're all stressed out with what's happening in the world, but take 30 minutes for yourself to enjoy this preserve or one of the dozens that Ann Arbor has to offer. You'll be glad you did-I guarantee it.

Every Wednesday, the club has a free "club" for kids aged 3-12, their unique and interactive club introduces young children to the tasty world of food and cooking in a fun, creative and healthy way. The kids are able to pick up special weekly Whole Foods treats when they present their membership punch card at the customer service desk too!

Ann Arbor Downtown Blooms Day

Looking for something to do with the family this weekend? Well, check out the 21st annual Ann Arbor Blooms Day this Saturday the 16th. Some of you may recall this event as the "Downtown Cleanup Day", but Ann Arbor Blooms Day has a much nicer ring to it. In a nutshell-volunteers are needed to to help plant flowers in the downtown area from 9 a.m. to noon. This great community event is open to individuals, families, youth and business groups. For your efforts you get pizza for lunch and a cool t-shirt! If this sounds like you-show up at Liberty Plaza (on you guessed it) Liberty Street and South Division. Free parking is available for volunteers at the library parking lot. So there you go, free parking, pizza and a t-shirt! Whoa dude, hope to see you there!

A friend of mine posted this link on Facebook this morning "Kid's Bowl Free All Summer Lon g". Free? Family activity? I'm in... So I checked out the site for area bowling alleys.

Sure enough there are two area alleys part of this promotion, Ann Arbor's Colonial Lanes and Canton's Super Bowl. Each does have their own rules and stipulations about the freebie, but check it out for yourself. Just think of it as a free bad-weather activity that still gets the kids off their behinds!

New Ypsilanti Township Restaurant Opens

A new Ram's Horn restaurant opened recently in the old Baker's Square location in the Paint Creek Crossing shopping center of Ypsilanti Township. The environment is a family friendly with affordable menu options - "Basically, it's a family restaurant but with a very good menu and good food," Sam Berry, owner said, "It's affordable, and I think that is what people are going with now."

It's good for the area in filling up an empty store-front, it'sgood for the employment (as 1,300 applicants applied for 100 positions) and it's good for the belly serving classic American fare, with some Mexican and Italian dishes sprinkled in. The restaurant is open for breakfast, lunch and dinner.

Berry's family owns two other local eateries - Big Boy restaurants in Washtenaw County so they knew the Ypsilanti Township location was likely to succeed! Berry plans to open a second Ram's Horn in the Ann Arbor area in the next year as well!

One of the more popular ones is the FREE secure document shredding event coming up May 8th & 9th from 9:30 a.m. to 4:30 p.m. for both days. This FREE service is open to all residents and businesses in Ann Arbor and Washtenaw County. The event is being co-sponsored by the fine folks at Recycle Ann Arbor, Shred Legal and Ann Arbor radio station 107.1-FM.

On Saturday, May 9th, from 9 a.m.-? in the Ann Arbor Pioneer High School parking lot, you'll be able to drop off your old computers, monitors, speakers, printers, televisions and cell phones. Now the best part is-it's totally free and all these dropped off items will be disposed of in an enviromentally sound manner by an Enviroment Protection Agency certified company. Many people think nothing of throwing these old electronic devices out with the normal trash, but that is very bad for the enviroment. Please don't do this. Instead, take atvantage of these events, sponsored by the Ann Arbor Public schools and the Climate Saving Initiative at the University of Michigan. Ann Arbor First-Time Home Buyers Checklist

Since buyers(mostly first-timers) seem to be driving the Ann Arbor real estate market these days-I decided to make up a "Buyer Dos and Don't Checklist". It's very easy for buyers, especially property virgins purchasing their first home, to get really exited. Now I know, it's hard, but it's important that they temper that excitement with a bit of common sense, when it comes to buying their Ann Arbor property. Hopefully, this checklist will help all you first-time buyers out there.

Tip#1: Don't buy the most expensive home in the neighborhood. It may make you feel good,(temporarily) but you won't get as good of a return and you may have challenges with selling it in the future.

Tip#2: Don't believe everything you read in the real estate print or on-line ads. Words and phrases like "cozy" "needs a little TLC" "Handyman Special" should alert you to keep your eyes wide open. Descriptions like "stunning" or "breathtaking" are kind of silly too. Hey, we're describing a house here-not some super-model in the "Sports Illustrated Swim-Suit Edition!"

Tip#3:Don't buy a house because you like the furniture and decor. It doesn't stay! For sure, homes decorated well always show better than vacant homes or homes that have flea-market decor, but try to picture the home with your stuff. Also, focus on the floor-plan and if the home fits your lifestyle.

Tip#4:Do investigate you new potential neighborhood thoroughly. Drive through at different times of the day and night. Check it out on the weekend if possible. After you've moved in-is not the time to discover the fact that the schools aren't that great, the commute to work is too long, or you can now smell that chicken farm that you never knew was there a 1/2 mile away-when the wind blows in a certain direction. Check your potential new neighborhood out thoroughly!

Tip#5:Don't buy the first home you see. Now, there are always exceptions to this rule, but in most instances, buyers, especially first-timers, need to look at multiple homes before they're ready to pull the trigger. Hey, if you still love the first one you can always (if it's still available) go back and make an offer.

Tip#6:Do hire a professional inspector: This is a must do non-negotiable rule here. I can tell you horror stories of buyers that tried to save a few hundred bucks and it ended up costing them thousands! A good inspector is trained to look for items the buyer with an untrained eye would never see. You MUST have an inspection! I won't let you buy without one!

Tip#7:Do buy a house based on your NEEDS over your wants. We all have our wants, but when it comes to purchasing a home, which the average person lives in for 7 years-it had better fill your needs. If you're dazzled by the view of the lake(want), but the kitchen is on the small side and you entertain a lot and you require a large spacious kitchen,(need) you will not be happy with your purchase down the road.

Tip#8: Don't buy the house from the listing agent. Dear readers; I hope you know I am going to be possibly "tarred and feathered" by my fellow agents for that statement. I don't care! I feel very strongly that a buyer should be represented by their own agent, with an Exclusive Buyer Agency Agreement in place. It would be like an attorney representing both the defense and prosecution in a trial. It wouldn't happen in court and it shouldn't happen in a home buying situation either!

Student High-Rises Popping Up All Over Ann Arbor

Just like so many spring flowers pushing up from the now warming earth, so goes it with the numerous Ann Arbor student high-rises popping up in and around downtown Ann Arbor. From the Zaragon Place (see rendering to left), 4Eleven Lofts and the Courtyards that are located "off campus" to the newest on campus "North Quad" building, there seems to be a mini-construction boom around the Ann Arbor and University of Michigan area.

And let me tell you, "these are some swanky cribs." These dwellings are down right palatial compared what I was used to in my college days. Think of the movie, "Animal House" starring the late John Belushi, for an good idea of my student housing. "Palatial" would definitely not describe my living accommodations. "Pitiful" would be more apt. These new private student high-rises offer amenities like washers and dryers, wide-screen televisions, work-out facilities and of course...wireless Internet access. I would have killed for Internet access back in the day. Wait a minute-we didn't have the Internet back then - Al Gore hadn't invented it yet.

With rents in the $1250 per student-per month range and meal plans at $3500 pr year - well let's just say some parents are probably experiencing sticker shock and saying to themselves "how the heck are we going to pay for this?" I know my wife and I have had these conversations. Oh well, such is life for us folks, with kids away at college.

Haab's a 75-Year Tradition in Ypsilanti

This October, Haab's restaurant in Ypsilanti will celebrate their 75th year in business - Yes that's right 75 YEARS!!! That is a lot of family dining experiences...

When I first bought a home in Ypsilanti Township, we wanted to check out the area - Eating at local Ypsilanti eateries, finding the local Ypsilanti hot spots - You get the idea. My mom said, "Have you ever heard of Haab's? I was there years ago and they have fantastic food." So off we went for our first of many nights out in downtown Ypsilanti...

What I like most about Haab's is that it is nearby in downtown Ypsilanti, and it has a warm, family-friendly atmosphere. No one frowned when we walked in with a toddler - Plus there is a lot of great history surrounding the building and throughout the dining rooms.

You feel like you have stepped back to 1934 - The ceilings in the main dining room have beautiful pressed tin tiles and a massive, 30-foot African Mahogany bar. The other two dining rooms are decorated in Ante Bellum motif, with heirlooms from the original Haab Family homestead in Lodi Township scattered throughout. The hand-hewn oak beams also enhance the early American atmosphere.

But, the reputation of the Haab's was not built on its decor, but instead on the quality and affordable food they served. Whenever we have eaten there, we get more than enough to eat - Even leaving with several doggie bags!

Haab's is well-known for a thick-cut New York Strip Sirloin Steak broiled to perfection and was acclaimed locally in the Ann Arbor News reader poll as “Washtenaw County’s No. I steak house” every year until the category was retired. Haab's reputation has spread beyond Ypsilanti and Ann Arbor, however, as evidenced by the article from Detroit Monthly, prominently displayed at the front entrance, “For the Best Steak in Detroit, Go to Ypsilanti!”

The Best Real Estate Deals in Ann Arbor

I must get asked at least once a day this question; “Hey Stevo, where can I get the best deal on a home in the Ann Arbor area?” Well, I have good news and bad news for you-which do you want first? Okay, the bad news first: there is no one “best” place to get a great deal on an Ann Arbor property. Now the good news; there are four sources to get a great deal on a Ann Arbor area home! Yes, you heard correctly....four.

#1 H.U.D. Homes. These are homes that had government-backed mortgages on them whose owners defaulted and are now being sold by the U.S.Government at some pretty amazing prices. There are some equally amazing buyer incentives offered by HUD. Like a $2500.00 closing costs credit and $100 down payment financing programs. Check this site out for a list of H.U.D. homes in the Ann Arbor area.

#2 Bank Owned Home or REO’s. These as the name implies are homes that were foreclosed on by various banks.(lenders) The banks that now have possession of these homes only want to move them and move them fast and you know what that means for the buyers?? That’s right, great deals on Ann Arbor area homes. Just Beware; just like the HUD homes-you’re buying these homes “As Is” which basically means... you get what you see and sometimes what you don't see. Just proceed with caution. Some of these banks in an attempt to move these homes quickly, will also offer some pretty sweet buyer incentives.

#3 Short Sale or Pre-Foreclosure Properties. These properties are in the early stages of foreclosure. The homeowner owes more on the home than he can sell it for. In other words the homeowner is “upside down” in the home. To sell the home, the owner would have to bring money (that 99.999% of the time they don’t have) to the closing table. So, what these owners do is negotiate with their lender-usually with the assistance of a Certified Distressed Property Expert (like myself...sorry about the shameless plug-but hey, it’s my article) to help them through this arduous process. In many cases, the bank will approve the short sale and the homeowner is released from any obligation for the shortage. This also prevents a foreclosure from showing up on their credit report.

#4 An ordinary-private seller. A seller who’s not in financial distress and has enough equity in his home and can sell at or slightly above what the HUD, Bank Owned and Short Sale homes are selling for. This homeowner-if he’s smart and has hired a great Realtor (like me, there I go again-sorry!) knows he is competing with the three types of sellers above and to have a chance at capturing a bargain-driven buyer, has to price his home very competitively-if he is serious about selling. Which means… Yep, you guessed it-a great deal for the buyer.

So, there you have it- four sources for “Great Ann Arbor Home Bargains”!

Ann Arbor Symphony Wraps Up Season

One of the many perks of living in this great city of Ann Arbor, are the multitude of cultural events such as the A2So. "A Grand Affair"- the title of Ann Arbor Symphony's final season concert Saturday evening at the Michigan Theatre- captures the ambition of the program the orchestra presented under Music Director Arie Lipsky, to ring out its 80th year. It was a grand turnout for the final performance with the audience anticipating something magical and they were not to be disappointed. Sounds of Shostakovich and Mahler filled the grand old Michigan Theatre. Lipsky was brilliant as he led the orchestra throughout the evening. The A2SO has dubbed next season"A Season of Celebration" and the way Saturdays performance went-we certainly don't want to wait until next year.

LOAN MODIFICATION SCAM ALERT!!!

Why is it that whenever someone is down on their luck and at their most vulnerable-you have people who are just waiting to take advantage of these poor folks, so that they can make a quick buck!? The poor folks being targeted now are homeowners facing foreclosure. Many have tried to work a out a solution with their lenders only to give up in frustration because of the excruciatingly slow and red-tape filled process.These folks are prime candidates for getting ripped-off. Desperate to save their homes, the scammers promises of making everything "right with their world" again...are just too appealing to pass by.

Here's the standard pitch by these con-men:
Unsuspecting victims are told by these shysters that for "a $2500 fee up front and $2000 per month to cover legal costs, they can pressure lenders to stop the foreclosure by challenging the legality of the loan agreements". Another trick of these con-artists is to take a small ownership stake in the client's houses and file for bankruptcy, temporarily suspending foreclosure procedures. Another lie they tell their unsuspecting prey, is that they will intervene with your lender and negotiate lower payments on your mortgage. Don't believe any of this for a second. It's too bad there are people out there like this, but it is what it is. If you find yourself in a pre-foreclosure or foreclosure situation, there are legitimate agencies to turn to. First and foremost, speak with someone in the "Loss Mitigation Department" with your lender(s). Next, check with your local city or township-many have set up "Foreclosure Aid Departments". Ann Arbor and Washtenaw County offer this assistance. Also, a Realtor that you trust, can be invaluable as well.

Ann Arbor gets another Roundabout.

Pretty soon Ann Arbor won't be called the "tree city" anymore. With another roundabout under construction in the Northeast Ann Arbor part of town, Ann Arbor may just be called the "roundabout capital" of Michigan. The exact location of the latest roundabout is at the intersection of Huron Parkway and Nixon Road. This roundabout is just one of several planned for the Ann Arbor area. Last month it was announced 3 roundabouts are going in at the US23 and Geddes Road area. Additionally, there is talk of one or possibly two more going in at Whittaker Road and Huron River Drive, in Ypsilanti Township. My buddy Norm Johnston, who is in the road construction industry, has to be ecstatic. Norm was in charge of the roundabout that was completed last year at Geddes and Superior Roads in beautiful, Superior Township.

So, it looks like driving around the Ann Arbor and Ypsilanti area is going to take a wee more bit of patience in the coming months, with all of road improvement projects underway or coming up. But, if it means we drivers get our roads around Ann Arbor and Ypsi improved, I'm all for any inconvenience!

Buy a home for less than the price of a used Chevy!

Buy an Ann Arbor area home for less than a used car??!! Steve Wickland, are you crazy?! I'm a little weird maybe, but not crazy. I'm working with a First-Time Buyer (Aaron) and he is looking to purchase a home for under $25,000. When he told me that I almost laughed out loud, but being the professional I am, I said "let's see what we can find".

Much to my surprise and to my clients delight, there were numerous homes in Aaron's price range - one for $7000!!!! Now granted, these homes are not for everyone, but they were just the ticket for my first-time buyer client... who by the way is just 20 years old. The homes that came up were H.U.D. Homes (homes owned by the U.S. Gov't) and REO properties (Bank owned). Another great thing about buying one these homes other than the cheap prices, is the fact that the sellers are offering BIG incentives to the buyers... like $2500 towards the buyers closing costs or special home financing programs.

So, there you have it. With these prices anyone can afford an Ann Arbor area home. It may not be your dream home, but you gotta start somewhere. Just don't procrastinate or think prices will keep coming down. You don't want to miss out on this "Perfect Storm" for buyers. Like they say.... "All good things must come to an end".

My girlfriend is in town this week for a visit and mentioned "Hey why don't we get together Friday for breakfast at the Canton Ikea - It's free." I said "WHAT?!"

How can that be, free breakfast at Ikea??? (Not to mention the free babysitting room while we shop - Which IS fun for the kids!) But it's true. Oops, I found the catch, visitors are limited to one free meal per household - Darned the kids AND I can't eat for free.

No More Negative News.... Please!

As I was pulling up to my favorite Starbucks to get my "no caff-no fat-no taste tall latte" I noticed the daily paper in the newspaper box with this big-black bold headline that read: "Outlook Grim for Michigan Prosperity" Now, I was in a pretty good frame of mind until I read that statement. But, the second I saw those words...my heart sank and my entire mood changed from fairly optimistic to gloomy. Thanks a lot, Ann Arbor News! Articles like that are pretty much why I gave up reading newspapers. I don't need to keep reading this negative junk!

Why can't the Ann Arbor News and other news publications, accentuate the positives instead of the "doom and gloom" reporting? Hey, we all know things are tough in Michigan, but there are still folks thriving here, making a good living, buying houses, selling houses, going out to swanky restaurants..... basically enjoying this great and stunningly beautiful state of Michigan.(See photos) They say negative news sells newspapers. Well, I beg to differ. Didn't the Ann Arbor News just recently announce that they're shutting down? Maybe if they had tried to put a more positive spin on things in Ann Arbor and Michigan, maybe-just maybe, they wouldn't have had to close shop. Again, I quit reading the paper because it mostly depressed me. And I'm sure others felt the same way.

I want to hear positive news-not that we're all going to "hell in a hand-basket". I know some readers of this will think I'm some kind of Pollyanna. Well, whats wrong with that; I ask? It's proven that what we dwell on mentally/internally, will manifest itself externally. In other words; garbage in-garbage out. There's no doubt about it, Michigan is in a fight for survival, but survive it will! Michigan has too many good things going for it-not only to survive, but to thrive. Can I get an "Amen" PLEASE? Thank you, for saying "NO" to negativity and "YES" to Michigan and it's unlimited potential.

1st Quarter 2009 Update: Washtenaw County Home Sales

As a resident of Ypsilanti Township I can look out my front door and count on two hands the number of homes that are now for sale - They're RIGHT THERE in front of my face! And that's not considering the homes for sale throughout my neighborhood. I was pleasantly surprised though to see 5 of these for sale properties have "missing for sale signs" in the past month-or-so.

The good news about that - There are now families occupying the homes and less homes on the market in my neighborhood. The bad news, and mostly the news I am trying to ignore - The price drops in these Ypsilanti Township properties is staggering.

The Ann Arbor board of Realtors just announced that in Washtenaw County, home sale prices have declined an average of 40 percent in the first quarter of 2009 compared to 2008. Yes, yes that's right 40 PERCENT! (This is where I have to stop and grab my paper bag to breathe into...) It's a pretty steep decline, that's for sure.

Home sale prices haven't actually appreciated in Washtenaw County year-over-year since 2005! This is mostly this is due to the high foreclosure rate and short sales, but also due to the newly released federal economic stimulus bill that gives an $8,000 tax credit to first-time home buyers boosts home sales in the lower price range.

So while I adjust to this new reality AT LEAST I know these homes sales are someones gain, and as I watch the SOLD signs popping up all over, I simply have to take a deep breath and remember this William Arthur Ward quote I recently read:

The pessimist complains about the wind;
The optimist expects it to change;
And the realist adjusts the sails.

First -Time Home Buyer Credits Up To $15,500??!!

With additional first-time home buying incentives possibly coming from the state of Michigan, the potential monetary assistance for first-time home buyers could top $15,000! Now that's what I'm talking about! This could really impact the demand for existing homes-including new construction. The Michigan State Housing Development Authority is considering expanding a first-time buyer loan program to allow households earning up to $ 107,000 to participate. A huge increase from the previous limit of 55,000. This should increase its use dramatically.

The no-interest loans, which don't need to be paid back unless the home is sold or the mortgage is paid off or refinanced-provide $7500 for closing costs, down-payment assistance or other qualified expenses. Add to this the $8000 federal tax credit and you have a total of $15,500 of assistance to home buyers who haven't owned a home in the past three years! The MSHDA loans are available for homes valued up to$224,500. All I can say from an Ann Arbor Realtors' perspective -is right on! This is definitely a step in the right direction towards Ann Arbors' Real Estate Market recovery.

The Next Home Refinancing Boom?

Beginning this week with the President's Home Affordable Refinance initiative, borrowers may be able to refinance their homes mortgage. Here are some of the specifications:

The home mortgage may be refinanced if it is already owned or guaranteed by Fannie Mae or Freddie Mac.
Borrowers with loan-to-value ratios between 80% and 105% can refinance at current market rates.
Mortgage insurance requirements have been waived on these refinancing transactions.
Existing insurance policies will be transferred to the new home loan.

Fannie Mae's March refinancing volume totaled $77 billion, up from February's $41 billion, as borrowers took advantage of the lower mortgage rates and new flexible home refinancing programs. This level of refinancing activity has not been seen since the home refinancing boom of 2003.

After April 4, lenders and brokers are encouraged to use Fannie’s Desktop Underwriter to process those home refinancing applications.

An Old Restaurant Favorite Is Reborn!

The other night my father came to visit and we decided to go out for dinner. I was trying to think of somewhere the kids might enjoy and possibly somewhere dad hadn't been. That's when the Pickle Barrel Inn in Willis came to mind! It's quite possible that many of you have never heard of the place; The town of Willis is small enough that if you blink quick you'll miss it...

We drove into "town" and discovered a "Now Open By New Owners" sign. "OK" I though, "As long as they still offer the Pickle Barrel's famous pickle chips, that's good enough for me..."

The new restaurant was called Boneheads Bar-B-Que (The owner told me her husband has always called everyone "bone heads" hence it was a fitting name) was the same local favorite inside. Apparently I missed or had forgotten that the Pickle Barrel closed a year or so ago, and Boneheads Bar-B-Que only opened a few weeks earlier. Good thing too.

What's nice about the interior of Boneheads is first and foremost the historic significance of the building and it's antique furnishings. It is also said, that the building has several spectral occupants too... The complete history is available to read during your dining experience, so I wouldn't want to spoil that now, however is short, the building has been around since the late 1800's and has functioned among other things as a stage coach stop, train depot and general store!

You can eat inside, they do have a bar and they have a beautiful enclosed porch (which wasn't opened yet for the season!). The food was just as wonderful as it has always been although the restaurant instead features, a few salads, burgers, and Bar-B-Que of course. The best thing is, THEY STILL HAVE THE PICKLE CHIPS!!! (If you've never eaten a pickle chip it is a wonderful crunchy fried pickle served with cool dipping ranch!)

Willis is located in South east Washtenaw County and is convenient to Ann Arbor, Ypsilanti Township and Belleville, it is a wonderful historic area and well worth the short jaunt to eat at Boneheads Bar-B-Que - Check it out!

Big Plans for Ann Arbor’s Ex-Pfizer Site

According to a recent article in the Ann Arbor Business Review, the ex-Pfizer site in Northeast Ann Arbor will be used primarily for medical functions. Although, vehicle battery production or research were not ruled out for the existing buildings, it is assumed that new facilities would be constructed on the vacant land portion, to accommodate those endeavors. The University is in the midst of hosting a series of closed-door meetings U-M faculty about how to leverage the site to drive collaboration and new research opportunities.

This is nothing but good news for the Ann Arbor region and the State of Michigan. Many of the labs could be easily adapted to physics, engineering and uses beyond pharmaceuticals. This developing assimilation of the ex-Pfizer site by the University will be a driving force behind Ann Arbors emergence from the economic downturn the area has experienced for the past several years

3 More Roundabouts Planned for Ann Arbor

Every time I drive through a roundabout I think of the movie where "Clark Griswold" (played by Chevy Chase) and his dysfunctional family are vacationing in Europe, where they get caught up in a ridiculously traffic laden roundabout - They end up going around and around for hours because they can't figure out how to exit! It was a hilarious scene!

Well, anyone that has navigated through a roundabout knows that they aren't that bad, although my wife Nancy, hates them. Well honey, better get used to them, because 3 more are planned for Ann Arbor. Roundabouts will be built on Geddes Road at the entrance and exit ramps to US-23 and at the intersection of Geddes and Earhart, just West of the US-23 roundabouts. Chronic traffic congestion is why these locations were chosen for the Ann Arbor area roundabouts. Construction is slated to begin in 2010. And one day, when these 3 Ann Arbor roundabouts are finished and you see a car going around and around and around-it's probably the Griswolds!

Downtown Ann Arbor Real Estate Sizzles

Residential activity may be down in the Ann Arbor area, but retail and commercial real estate, especially in downtown Ann Arbor, seems to humming right along-thank you very much. A couple of examples: 209 S.State Street, the current home of Joe's Sub Shop, Sava's Cafe and Name Brand Tattoos. The building, which is actually two old homes, with a commercial facade was purchased in 2008 by a New York City entity for $2.1 million. Chances are good that the new owners will be doing a major renovation in the near future. Also, located in downtown Ann Arbor, the soon to be completed University Of Michigan's, North Quad residence and classroom building, will only increase the number of businesses that will want to open in the downtown area, to serve the many anticipated downtown dwellers.

I didn't realize what a great resource the Washtenaw County Parks and Rec was until I had children - OK I KNEW they offered some classes that I took and I have visited many of the local parks throughout Washtenaw County in Ann Arbor, Saline, Ypsilanti, Dexter and more. However there are MANY free educational classes, lectures and presentations that you can attend as well! For instance in the next week or so, the following programs are being offered:

The acronym A2D2 is NOT from the Star Wars trilogy, no really... It actually stands for the Ann Arbor Discovering Downtown, the Planning Commissions project for future development in our downtown area. Several public-comment sessions have helped shape the outcome of future downtown developments ... Now it's your turn to speak up!

Tonight at 7:00 pm at City Hall, the public will have the opportunity to weigh in on future downtown zoning plans. Unresolved issues that will be discussed include whether:

to introduce and implement height restrictions on new downtown Ann Arbor buildings,
to move forward with a method to influence the size/shape of tall buildings (Hopefully Superman can still leap them in a single bound!),
to adopt "less active building" regulations to exclude slow foot-traffic storefronts on ground-floor levels along key streets,
the currently approved plan provides adequate transition areas between neighborhoods and dense "core" areas...

So speak up - Power to the people. Let's make the future downtown Ann Arbor area a place we will continue to use and enjoy for decades to come!

Craftopia For The Crafty in Canton!

When I heard the news about the new Hobby Lobby opening in Canton this year, I got really excited. As a creative person there are plenty of places I can shop, like the Pittsfield Township JoAnne's, Michael's in the Arborland Mall and another in Canton, or various other art supply stores throughout the Ann Arbor area - It's always exciting though to be able to peruse new ideas and projects! So I though why not take a peek...

Admittedly, I had never been into a Hobby Lobby store although several friends have spoken highly of what they have found in them. Mostly the store had creative home decor ideas and products - Furniture, nic nacs, outdoor living pieces, etc. Items that would be perfect in any new home or in a redecorating project - But the store also had craft ideas and projects highlighted throughout. Some craft products I found there I haven't seen in any of the other local craft stores either!

Foreclosures reached record levels in 2008 throughout Washtenaw County and some of the largest increases were in the out-lying areas surrounding Ann Arbor. The number of foreclosures sold in the communities of Chelsea, Dexter, Lodi, Sylvan and Saline doubled over 2007. That compares to a 25% increase county wide and a 36% increase in Ann Arbor. It appears foreclosures are catching up in the outlying communities. These aren’t poor neighborhoods either. The foreclosures seem to be clustered in newer subdivisions on the edge of older towns.

That's what Peter Allen, developer and adjunct professor, told a bus full of people touring downtown Ann Arbor hot spots of potential growth. Allen organized the tour to highlight his 10 reasons that Ann Arbor is well positioned for a much quicker economic recovery than many are thinking. Here a few of the reasons he sees that will accelerate Ann Arbors' recovery and subsequent boom:

"Googlers" (Young people working in software and IT jobs) are attracted to Ann Arbor by quality of life and cost of living, the University of Michigan's purchase of the former Pfizer campus, and the demand for green technology. Mr. Allen also expects total research funding coming to U of M to exceed 1 billion next year, up from the current $875 billion.

Other factors to help fuel the boom; East-West commuter rail line through Ann Arbor and Detroit that is targeted for a 2010 completion date. My hat is off to Mr. Allen for bucking the trend of reporting all the negatives going on and promoting all of the exciting possibilities for the great city of Ann Arbor. Mr. Allen is definitely a "glass half full" guy. My kind of guy!

High Paying-High Tech Jobs Heading to Ann Arbor

The Ann Arbor area is soon to get a bit of good news for a change. The Michigan Economic Growth Authority is expected to announce that Mercedes-Benz Hybrid LLC is locating in the Ann Arbor area. The new jobs created by Mercedes-Benz here will pay an average annual wage of $63,000 - Sweeeet! The company plans to hire experienced engineers and technicians who will develop and maintain Mercedes-Benz's line of Hybrid vehicles. A specific location hasn't been chosen yet and the company anticipates it will need about 65,000' of space. Ann Arbor and Washtenaw county beat out a competing site in South Carolina which makes this an even sweeter coup for Ann Arbor and Washtenaw County.

Ann Arbor's deep talent pool, as well as the University of Michigan and the close proximity of the U.S. Environmental Protection Agency emissions lab all likely played a role in Mercedes decision to locate here. Hopefully, this is just the beginning of announcements like this - Stay tuned.

Legal Services of South Central Michigan, through its’ Michigan Poverty Law Program, has launched the Michigan Foreclosure Prevention Program. The program is a partnership with legal aid offices throughout Michigan as well as housing counselors throughout Michigan and the National Consumer Law Center. The program has already been accepting referrals and providing assistance. “The most pressing problem facing the consumer is the home foreclosure crisis,” said Lorray Brown, lead attorney of the Michigan Foreclosure Prevention Program. In 2008, there were approximately 12,000 new foreclosure filings each month in Michigan, according to data from Realty Trac.

Michigan Real Estate Full Disclosure Law

You may be familiar with the Michigan Real Estate "Full Disclosure Law", it means a that a home Seller must disclose everything that is wrong with the house to potential Buyers. Generally speaking, if the information that the Seller failed to disclose falls within the parameters of Michigan's "Full Disclosure Law" or causes you (the buyer) to be damaged, you may have a case against the Seller and/or others who were "third-parties" in the transfer of ownership from the Seller to the Buyer!

I suppose this Seller just wanted to cover all of his bases...

Signs Everywhere!

I should have seen the signs, or in this case "missing signs". What I'm referring to are the plethora of real estate FOR SALE signs in this area - Both residential and commercial! It amazes me that I DON'T see the signs when they go missing!

I was excited to read in the Ann Arbor News today that the former Baker's Square building on Whittaker Road in Ypsilanti Township's Paint Creek Plaza has a new owner! In early April, a Ram's Horn will open, filling in one more empty space. It's probably not a big deal for most, after all what can one new Ypsilanti Township restaurant mean right?

How about a few new jobs, a new restaurant filling in a very visible retail space, good eats and most of all a little hope for many township residents that positive things are happening in the area!

Home Buyer Mistakes to Avoid

A great way to make the home-buying process flow smoothly is to educate yourself and learn from mistakes others have made - this can make the difference between buying the home of your dreams and buying a "lemon."

Not getting pre-qualified
If you receive pre-qualification or pre-approval from a reputable home loan lender, your negotiating position is strengthened. It shows agents and home sellers you are serious about buying a home.

Choosing just any real-estate agent
Don’t jump from real estate agent to real estate agent just because you saw their name on a sign outside of a house you like. Interview at least three relators and choose the one you feel most comfortable with ~ who will focus on your home buying needs. Find a realtor you respect and trust and allow them to help – it will benefit you in the end.

Not getting enough information about the property
Obtain market statistics and sales records for the area you are considering buying a home in so you know how things (prices, conditions, list-to-selling price ratios) stack up in your neighborhood. Also, look at many new home options ~ The more you see, the more you’ll learn about what you want and what each house is worth.

Not asking enough questions
Don’t be afraid to ask questions! You’re not supposed to know everything about buying a home. Remember, this is potentially the biggest purchase you will make in your life – don’t get caught in a "lemon" because you didn’t ask enough questions! Think too about ALL thecosts involved in buying a home. Asking the right questions can help you purchase the best new home in your price range.

Not looking past the cosmetic improvements
Don’t choose a house because you like the interior decorating – that is not what you are buying and it will probably go with the seller when he moves. Check out the actual structure of the house! Go through the house with a fine-tooth comb. You don’t want to find out after you’ve bought the house that the roof is leaking. Open cabinets, turn on every switch, notice details, move stuff away from the walls, look in the attic, turn on faucets.

Making a Difference For Animals

Its been a about 2 weeks since we’ve started the Animals at Risk Project and after reading a recent article form the Saginaw News published March 11, 2009 - I feel that I have definitely made the right decision to try to help animals that are suffering, due to Michigan’s sinking economy. In a nutshell the article reports how many pet owners, dogged by our troubled economy, are putting off or canceling their pets vet appointments at an ever increasing rate. Some pet owners are even trying to play doctor to try to save themselves a few bucks. They’re buying over-the-counter things until it’s absolutely necessary to bring Fuffy or Fido into the vet's office for treatment.

As pet owners can attest to; visits to the vet’s office and treatments can get very expensive-fast! I have about Four thousand bucks in vet bills for one of my pooches, Muffet, due to a blood disorder. There goes our spring Disney vacation!

So again, I feel my decision to start my program could really make a difference for animals that are abandoned or whose owners can’t afford to have needed veterinarian services done for their beloved pets. Basically, how my Animals at Risk Project works, is if anyone selling or buying a property in the Ann Arbor area and goes through the Wickland Group Ann Arbor Realtor or refers a client to us that sells or purchases an Ann Arbor, Ypsilanti, Canton, Dexter, Saline, Chelsea or Plymouth Michigan property - up to $500 will be donated to one of several animal rescue and/or special needs funds.

So spread the word. We can’t help every animal in need, but we can help as many as possible!

I started to wonder the other day ~ "WHAT should we do for St. Patrick's Day this year?" Are there any great events happening in Ann Arbor? I know there is the typical pub-crawl action, but I was thinking of more family-fun type events and activities. And so I started on my search... Sunday March 15: Ann Arbor Shamrocks & Shenanigans Running Fit and Conor O'Neill's present the Shamrocks & Shenanigans fundraiser for the "Save A Heart" foundation at C.S. Mott Children's Hospital.

Funds raised by Save A Heart support families and patients who come to the Michigan Congenital Heart Center at C.S. Mott Children's Hospital. The funds help cover costs including: travel, lodging and other expenses. These funds also support clinical research. In a time when more medical costs are being shifted to the patient, one of the goals is to relieve the families' financial burdens during a very stressful period in their lives.

51st ANNUAL St. Patrick's Parade in Detroit ~ 2:00 p.m. Please come down to Michigan Avenue and Celebrate! The Parade route is along Michigan Avenue in the area known as "Corktown", so designated for its history as home to many early arriving immigrants from Ireland and specifically, County Cork. The Parade covers a dozen or so blocks and passes historic Tiger Stadium and the Gaelic League/Irish American Club.

Tuesday March 17: Check out the all-day events happening at Guy Hollerin's in Ann Arbor on St. Patrick's Day.

St. Patrick’s Day Fun at the Whittaker Road Ypsilanti Public Library, 6:30 p.m. Join in the fun in the Community Meeting Room to celebrate the luck of the Irish @ the library. Watch the movie Darby O’Gill and the Little People starring a very young and handsome Sean Connery. Wear something green!

Thursday March 19: The Silver Maples, a non-profit independent and assisted living community in Chelsea, will host a variety of St. Patrick's Day events on Thursday, March 19 to carry on the Celtic celebration. There will be a free concert at 7 p.m. of Irish and folk music by Finvarra's Wren of Detroit. Tickets to the concert are free but must be picked up ahead of time at either the Chelsea Senior Center or Chelsea Pharmacy, because seating is limited. For more information call 734-475-4111.

A little paint here and there, shampoo on the carpets, some spackle and voilà! Your house is ready to go on the Ann Arbor real estate market, right? It can also mean the difference between a week on the market and many months on the market.

Here are some projects to take care of before your home goes on the real estate market.

Deep clean and de-clutter your entire house. Grandma always said cleanliness is next to Godliness, but the bottom line is buyers want to move right in and not have to adorn rubber gloves and Hazmat masks to get the place clean enough to move into!

Whether you're planning a move across town or relocate across the country to Ann Arbor, making the move hassle-free is what it is all about. Besides the traditional garage sale and packing of boxes, there are a few details you won't want to forget before you begin loading the truck:

Plan Ahead
Experts recommend scheduling moves at least one month in advance, especially during the peak-moving season between May and September. Some estimates indicate 80 percent of all moving and storage business is done when schools are out. That's when employees are most likely to be transferred.

Ask Questions
Take the time to get as much information as possible from moving companies before selecting one. Check on truck size and availability. Ask about moving supplies, such as boxes, dollies and furniture pads. Find out about protection plans for your possessions. Ask about lost or damaged property claim procedures. Determine price differences in packing the truck yourself or having it professionally packed. Get estimates.

Save Your Receipts
Many of your moving expenses are tax deductible, so hang onto your receipts. Consult with your tax advisor to find out what is deductible, or call the Internal Revenue Service and request Publication 521: "Tax Information On Moving Expenses" to find out which moving expenses are deductible.

Collect Documents
If you're moving out of the area, you'll need to gather your family's personal records. Remember to get your medical and dental records, school transcripts, legal documents, titles, bank records, tax returns, stocks and bonds certificates, birth certificates, passports and insurance documents. Be sure to empty your safe deposit box.

Ann Arbor Library Among the Best!

Another nice honor we "Ann Arborites" can add to the long and growing list of benefits of living in our great town, is the naming of the Ann Arbor District Library, as one of the top libraries in the country! The study of 7,115 libraries nationwide was based on data for circulation transactions per capita, including checkouts and renewals, visits to library buildings per capita, computer sessions per capita and program attendance per capita.

The top libraries in each category organized by ranges of operating expenses were then assigned five, four or three stars. Of the 7115 libraries evaluated for the report, 256 received the highest possible ranking of five stars. The AADL was one the 10 libraries with a five star ranking in its budget bracket(annual budget of $10million to $30 million) In Michigan, 376 libraries qualified for evaluation, but only two received stars. Another Free Meal in Ann Arbor

I was pleasantly surprised last Monday while dining out with my family - The bill was much lower than I anticipated. We noticed that the waitress had not charged us for the two children's meals we had purchased, and asked. Apparently on Monday nights children eat free at The Harvest Moon Cafe!

The restaurant is located in Ypsilanti but is a hop, skip and a jump from Pittsfield Township and the South East corner of Ann Arbor. The restaurant offers some of the best comfort food around, which it calls "homestyle country cooking". Whatever it's called, we have always had excellent food and excellent service, and after finding out that the kids eat FREE on Mondays, we're sure to be back on one Monday night soon!

Having recently joined the Keller Williams Ann Arbor Market Center, I was intrigued by an article in the February 09’ issue of the RIS Media Real Estate magazine; Titled - ‘Defying The Market’.

In an nutshell it went into how even in the current real estate market meltdown, where just about every real estate firm-small, large and in between- reduced their number of offices, Keller Williams actually added five franchises in 2008!

What’s even more amazing is the company actually gave back $32 million in profit sharing to agents-something CEO, Mark Willis, rightly refers to as “a significant achievement.”

Therefore it should be NO surprise to locals, that the City of Ann Arbor, is considering applying for the League of American Bicyclists' "Bicycle Friendly Community Award". Checklist for the Home Buyer

When buying a home, there is no way to guarantee a "smooth" transition from an approved contract to the settlement table, but doing your part is at least half the job! My grandparents always said to "expect the unexpected" - Learning to expect these minor problems and delays throughout the home buying process can relieve much of your stress!

There are several common causes of postponed settlements in buying a house. Bureaucratic snags such as extensive credit checks and slow home appraisals are some of the many issues that can bog things down. In many cases, there isn't much you or the seller can do but wait.

While you're waiting for the home buying processes to move along though, you should consider the following. While I have don't have extensive real estate buying experience, each of these instances happened to me and may be avoidable for you if you are prepared:

Apply for homeowners insurance on your new home. Homeowners insurance is a necessary evil; avoid feeling caught in the steel-jaw trap by shopping around.
Get an exact accounting settlement cost, and make sure the money and necessary documents will be with you at closing. Many new home buyers will tell you they were called at the last minute and told to have additional monies ready - This happened to me. So EXPECT more monies will be needed during the home buying process. Just think if you don't need the additional monies for closing you'll receive a nice bonus, and if you do need the money, you'll be much less stressed! On the closing of my first new home I was called just over 30 minutes before closing and told to have an additional $4,500 in a certified check available!
Select a date for the final walk-through of the house you are buying. On the last house my husband and I purchased, we waited to do the final walk-through the day of closing. When we got to the house we immediately noticed things missing, and hidden damages revealed. We almost backed out of the sale, but instead had a wonderful realtor that was able to get us additional monies at closing. I am so happy our real estate agent insisted we not skip that final walk through!
Contact utility companies about starting service in your name. Without this important step you'll likely be sitting in the dark, without water and unable to watch television if you wait to switch all of the utilities until after you move in. While this is extreme, it happens! On the last new home I purchased the seller had the water turned off a week before we moved in, thankfully my husband and I had contacted the utility companies ahead of schedule so we had the water and electricity turned on the day of closing!

Buying a new home can be a challenging process, and we've all heard the horror stories about buying a new home and the challenges in trying to close the deal. Make it easier on yourself by doing your homework and being prepared!

As it was a rainy, dreary day in Ypsilanti Township yesterday, I decided to take my kids to the 1:30 PM story time. Typically we like to linger in the library for a while after the stories. We'll check things out, look at new books and movies, and we always look at opportunities for the family - I'll say it, I like inexpensive or (ah-hem) preferably FREE activities, and our public library often offers up great resources!

On our way out, I noticed a small, colorful booklet laying on the counter. I was intrigued so I picked it up. It said "CHECK OUT A MUSEUM" - OK I'll bite, what was did it mean...

Reading further I found that my family could get FREE passes to many local museums around Metro Detroit allowing for two to four admissions! That's right, take a deep breath, it read FREE - And the way to get your passes, is to check them out at your local library!

So stop by the Ypsilanti District Library, the Ann Arbor District Library, the Saline District Library or the Dexter District Library and ask to reserve your Museum Adventure Pass today! I hate to say it, but I ALMOST kept this little secret to myself... I don't want too much competition for this great resource. I plan on checking the Museum Adventure Pass from the Ypsilanti District Library soon...

Pedal-Powered Taxis in Ann Arbor! Lookout!!

OMG! Pedicabs in downtown Ann Arbor!? Yep-it’s a distinct possibility if a few Ann Arborites get their way. It’s not enough that driving through downtown isn’t already hairy enough, what with having to watch out for I-Pod connected pedestrians, cyclists (who think they own the road) and city busses merging in and out of traffic. Now, we may have to slam on the brakes for these people-powered taxis.

The only cities in Michigan that currently have pedicabs in operation are Grand Rapids and Mackinaw Island. They’re also very popular in New York City. Well we ain’t no New York City, but I can see them catching on here in Ann Arbor.

Supposedly, there would be no fee to ride in one these open-air taxis. They would be supported by advertising and sponsorships. As for the actual pedal-pushers, it’s assumed they would be college aged kids. The cabs themselves have 20 something low gears and are easy to pedal. I don’t know about the “easy to pedal” part. I remember one hot August day on Mackinaw Island, pulling my 2 kids around in one of these contraptions and almost having a coronary. But then again, I’m far from being a college-aged kid!

My guess is one day soon, we downtown drivers, will have one more distraction (i.e. Pedicabs) to worry about crashing into. Oh well, that’s life in the big city!

1000's of jobs slated for Michigan?

Another possible bright spot on the horizon for Michigan is the announced partnering of the state of Michigan and Michigan International Speedway to establish a testing ground for the next generation connected vehicle technologies. If all goes well, this collaboration could create 10,000 jobs plus in the state, according to Dave Cole, chairman of Ann Arbor based, Center for Automotive Research.

The speedway in Brooklyn, 30 minutes southwest of Ann Arbor, will be used as a proving ground for technologies that will allow cars to communicate wirelessly both with each other and with infrastructure imbedded in the road. This “bleeding edge” technology already is offered on a few production vehicles in the form of lane-departure (fancy word for weaving) and blind- spot detection systems. This technology could greatly reduce crash related fatalities and improve traffic flow. Yea! No more traffic jams!

Seriously, this is exactly the type of high tech industry this great state desperately needs. If this connected vehicle technology comes to fruition, with its highly educated work force and the 2 great universities (University of Michigan & Eastern Michigan University) as added resources, Ann Arbor should benefit greatly, as suppliers and after-market technology companies, look to profit from the latest in the evolution of the auto.

If this collaboration becomes a reality, the Brooklyn facility, would be the first cooperative wireless testing facility in the nation. Wouldn't it be great to be first for something this cutting edge for a change, instead of the negative firsts, Michigan has been known for lately? Yes, it would indeed!

Taking Advantage of Declining Mortgage Rates

Earlier in January, mortgage rates fell to an average of 4.89 percent sparking a wave of refinancing applications. Although the rates have risen slightly since then, interest in refinancing home mortgages has remained high. While lower rates may mean larger savings to the borrower, not everyone can take advantage of the situation.

Despite very attractive rates, homeowners need to thoroughly analyze their financial position before determining to refinance their mortgage. A question a borrower needs to consider is?

Is your mortgage rate is a full percentage point or more higher than current rates? If your rate is at or above 6 percent, then it is a good time to think about a refi.
What type of loan are you trying to refinance? Jumbo loans, for example, are much more difficult and costly to home-owners and thus may not net the same savings.
What are the associated transaction fees the lender is charging? Higher fees mean fewer saving to the borrower. Consider the amount of time it will take you recoup the fees when considering a refinance on your mortgage.

Here are four things a consumer needs to understand to refinance their home mortgage in today’s market:

Your FICO Score - While 720 is still considered a good credit-score, it may not be good enough for to obtain the best rates. Don’t worry though, if you don’t have this score you can still refinance, it may just be at a higher interest rate.

Equity in Your Home – Having enough equity in your home right now can be a major sticking point. Unfortunately most homeowners are underwater, meaning the value of their home is less than they owe. Consider having a minimum 3 percent of home equity before refinancing.

Mortgage Fees – There are typically three options for paying for associated mortgage fees and how a borrower pays for fees may change the outcome of refinancing your loan:

Pay the fees up front.
Tack the fees onto the principal of the mortgage.
Opting for a higher interest rate instead of paying the fees.

The key is to chat with your mortgage lender about structuring the fee payment so that it makes the most economic sense for you.

In addition to a solid credit score, enough home equity and consideration of the mortgage fees, borrowers will also need to be able to fully document their income in order to qualify for refinancing. Whatever you choose to do though, remember to be patient with the mortgage refining process; Refinancing your home during this significant period of industry downsizing will take time.

The Shrinking American Dream

I just read an article in USA Today, that reads home buyers are trending towards smaller homes. That's just great! After I just increased the size of my home by a couple of thousand feet!

According to the National Association of Home Builders, the average size of a new single family home went from 1750 square feet in 1978 to 2479' in 2007. That trend however, is starting to reverse itself. Census data shows that new homes started in the 3rd quarter of 2008 averaged 2438 square feet, down from 2629 square feet in the 2nd quarter of the 08' There have been slight dips before the article goes on to say, but this latest dip was much steeper and is likely to hold even after the economy bounces back.

The reasons for this trend are pretty clear:
1:The economy is the big factor. When a two income family experiences a job loss they're forced to downsize or look at a smaller new home than originally planned.

2:Tighter credit has made it more difficult to get the so called Jumbo loans for the McMansions. A buyer who may have qualified for a year or two ago for a large mortgage is out of luck now.

3:Larger homes are more expensive to maintain. Home values may be falling, but anyone that has opened their gas or electric bill lately can quickly see the utility costs aren't following suit.

4:And the days of a big home being a status symbol are long gone. Just like the big gas-guzzling SUV's they're considered wasteful and enviromentally unfriendly-you know the whole carbon footprint debate. Thanks Al Gore!

Well, I don't know if I totally buy into these findings. To be sure, I think some new home buyers and existing home buyers are probably trending towards smaller homes, but there's still the desire to have the biggest and best house in the neighborhood. They're still status driven people out there-Thank God.
So, don't write the big homes off just yet. Not until I unload mine first. that is!

The "hot topic" when it comes to the automotive industry and a potential important component in the transformation of the Michigan economy, is the battery technology for the electric and hybrid vehicles of the future.

The United Kingdom based Ricardo Inc., officially opened its new hybrid and and electric vehicle battery development and testing facility in Van Buren Township, which is located 15 minutes southeast of Ann Arbor, on Tuesday, the 27 th.

The $2 million facility will develop, engineer and evaluate battery packs for electric, plug in hybrid and hybrid vehicles A total of 240 workers will be employed by Ricardo.

All I can say is "Thank you" Jesus and "Thank you" Ricardo Inc. for this wonderful addition to the Ann Arbor area. We have to focus on the positives like this new facility and work to make the southeast Michigan area more business friendly, so many more companies like Ricardo Inc., will choose to locate in the wonderful Ann Arbor metro area. Let's hope this kind of cutting edge industry may be just the beginning of Michigan's renaissance.

Loan Modification: Magic Bullet for Desparate Sellers?

Lately, the buzz-word being used by everyone it seems is the term; “Loan Modification.” First, let’s make sure we all understand what the term actually means. Obviously, we’re talking about a mortgage (loan) on a home that is changed (modified) in some form, from its original terms. Loan Modifications as opposed to a Repayment Alternative Plan, focus on the structure of the mortgage. Possible modifications include; converting an adjustable interest rate to a fixed rate, decreasing the rate, or extending the length of loan from say, 30 years to 35 years. In the rare exception, a lender may forgive a portion of the principle. Yea right, don’t hold your breath on that last one! :)

While in theory this sounds like the cure to the Mortgage Meltdown nightmare we’re in, the problem is, Loan Mods will probably end up NOT actually helping that many desperate home sellers as we’re led to believe.

Here’s why:
First of all, it’s a political smoke screen. Loan Modification is being pushed hard by the government. That fact alone almost guarantees failure or very little chance of success. The Feds are bullying the banks into offering Loan Mods to their clients without understanding some very elementary facts about the root causes of the mortgage mess, but we'll cover that at another time.

Back to why Loan Mods won’t help stem the tide of foreclosures.

1: Many of these sellers still won’t be able to make their payments even at a reduced monthly payment. About 30% of loans modified in the 1st quarter of 2008 were 60 days delinquent within 5 -6 months.

2: Lenders trying to appease their shareholders and watch their bottom line will only go so far to help the borrower.

3: Investors that make up a large portion of these delinquent loans don’t qualify for any assistance from the lender at this writing.

4: Many homeowners are so “upside down” that they have to be convinced it’s in their best interest to stick with a loan that greatly exceeds what their home is worth.

5: Scores of homeowners in trouble don’t know about the loan mod option or would not take the considerable time necessary to work through their particular lenders program.

So there you have it. I hate to be a wet blanket, but don’t think the Loan Modification option is all that it’s hyped up to be. It will help some distressed homeowners to be sure, but it will be such a small percentage to even make a small dent in the mortgage meltdown tsunami, we now face.

A Silver Lining: Affordable Real Estate in Ann Arbor

I was reading surfing the net today and came across an article about the S&P estimating housing prices fell an average of 18 percent in November 2008. You all know where my mind raced “Great, my home value has dropped even more.” What I didn’t stop to consider however, was how that affects those trying to buy a new home for the first time!

Yesterday, The National Association of Realtors indicated that median home prices fell 15 percent last month to $175,400, down from $207,000 a year ago. What that means to the potential home buyer is that combined with historically low interest rates and a 10 percent down payment, anyone who buys a median-priced home would save $254/month compared to a year ago. The Realtor’s home affordability index in November showed its best reading since 1993; Speculation is that when the December 2008 numbers are incorporated, it will show that housing is as affordable as it was in 1973!

And so it goes… What I wouldn’t give to be in the market to purchase a new home in Ann Arbor!

Don't Get Ripped Off On Moving Day

A call came in from a client who had just closed on her first home a few hours earlier in the day. She was crying and very upset. The reason: Her moving company was holding all her worldly belongings hostage, until she came up with an additional $800. In cash or a wire transfer no less! She was told "they had under- estimated her job and she had to pay up or they would not unload her belongings". Unbelievable! Well, she ended up paying these crooks the additional money as she felt she had no choice.

Her story really bothered me. Not only did I feel badly for my client, but I felt helpless to advise her. So, I did some research and came up with sort of a “Don’t Get Ripped Off By Your Moving Company” check list that I will provide from now on to all of my clients who have a move in their future.

1: Read and Understand Thy Contract!
Is it a binding or non–binding contract? A binding contract means the price is set-no extras should be charged to you. Non-binding and you are liable for any extras and a percentage of those extra fees will be due at delivery. What are your insurance coverage amounts and limitations in case your belongings are lost (i.e. stolen) or damaged? What are considered “Extras” What about damage to your home you’re leaving or moving into? I’ve personally seen movers trash a home!

2: Get at least 3 Bids!
Get multiple bids and don’t automatically go with the cheapest bid. Especially if it’s WAY LOWER than the others. Get in-person bids. I would stay away from online bids. They’re ok for a ball park estimate, but have a rep from the company come out to your place for an in person estimate.

3: Be an educated consumer!
Check these 2 sites out before you do anything! http://www.protectyourmove.gov/ and http://www.moverescue.com/ Also, have the company provide you with a copy of the federal booklet “Your Rights and Responsibilities When You Move” If they hem and haw about providing this booklet to you-RUN!

4: I want my stuff!
If your moving company does attempt to collect more than their bid, by holding your belongings hostage, you have the right to have them re-weigh your load-AT NO CHARGE. Call the National Conference on Weights and Measures at 402-434-4880 for more info on this.

While the majority of moving companies are reputable, consumer complaints were up last year. So, do your due diligence and what should be one of the happiest days of your life, won't be ruined by a less than an ethical moving company!

Home Won’t Appraise? No Problem!

As 100’s of Ann Arbor and Metro Detroit area homeowners flock to their favorite mortgage professional in hopes of refinancing their current loan, more than half won’t qualify. Even with a solid credit history and employment, these folks are being turned down. Why? Their home won’t appraise for the new loan; No lender worth their “wing tips” will loan money on the property unless it meets their underwriting criteria. ....mainly appraising at a certain dollar amount.

Nationwide and especially here in the metro Detroit and Washtenaw County areas home values, like our 401-k’s, have been plummeting. Many of these folks have zero equity or are “upside down” (owing more on their home than its worth) so, these unfortunate people really have few, if any options, for taking advantage of these historically low interest rates we’re seeing.

There is a way though, where an appraisal is not required. If your current mortgage is an FHA/VA backed loan you can refinance the mortgage on your home and not worry about a home appraisal - period! Yup, that’s right. No Appraisal is needed-Thanks to the “FHA Streamline" program, but there are a couple of catches. “Darn” you say! “Those dastardly catches!” Come on, there are always catches, but they’re not too bad :)

To Qualify:

You must have a FHA or VA Loan now.
You have to have a job.
Your credit score must be at least 580.

The Starbucks on Main and Liberty was serving coffee on a stick!

Gratzi, BD’s Mongolian BBQ and Conor O’Neill’s had to use plastic cutlery so patrons wouldn’t walk around with spoons or forks stuck to their tongues!

When turned on, showers throughout Ann Arbor were producing hail instead of hot water!

Much of Michigan awoke Wednesday morning to a deep freeze, with temperatures and wind chills plunging into negative numbers. For the next several days, The National Weather Service says temperatures throughout Ann Arbor and Washtenaw County are supposed to climb only into the single-digits, with overnight air temperatures getting as low as 20 degrees below zero after wind chill values are factored in.

So grab your blankies and hot cocoa, a cuddle-alert is in effect for Ann Arbor!
